Draft an evidence-led location story for a listing
Turn three measured address observations into a clear, reviewable listing draft. This workflow preserves exact source values and keeps publication with the agent.

Draft an evidence-led location story for a listing
Location copy often begins with an agent checking maps, searching for nearby features and turning a page of notes into a few useful sentences. A CRM can prepare that first draft earlier in the listing workflow while keeping the source facts visible for review.
The useful output is simple: a short location story grounded in measured observations, followed by the exact values and capture details that support it. The agent checks every fact and approves the final wording before publication.
This example uses a fixed HtAG snapshot captured on 2 October 2026. The article and copy preview reuse that saved snapshot and make zero reader-time HtAG API calls.

Begin with the right property
The workflow starts by geocoding 10 Mary Street, Richmond VIC 3121. The response contains ten candidate rows. Comparing those candidates with the intended listing identifies the exact returned label and canonical address key 10MARYSTREETRICHMONDVIC3121.
That match anchors the five feature requests to one reviewed property identity. A CRM can save the selected address key, coordinates, capture date and source response together, giving the agent a clear record of which address produced the draft.
A ready-to-review first draft
For this campaign, the agent selects one transport fact, one essential-service fact and one recreation fact. The copy builder takes one relevant observation from each chosen group, rounds it for natural reading and keeps the exact returned distance in the review panel.
Approximately 100 metres from a tram stop, 134 metres from a pharmacy and 162 metres from a recreation area.
The sentence stays close to the evidence. It names the returned feature types, uses “approximately” and describes feature proximity from the matched address. Route planning, travel time, access, current operating details and campaign review remain separate checks for the agent.

Exact captured distances
The interactive workflow and screenshot use the same fixed address-feature snapshot. The draft copy rounds selected distances to the nearest metre and says “approximately”.
| Feature group | Selected observation | Exact distance | Draft wording |
|---|---|---|---|
| Transport | Nearest tram stop | 99.90 m | Approximately 100 m away |
| Essentials | Nearest pharmacy | 133.66 m | Approximately 134 m away |
| Green space | Nearest recreation area | 161.50 m | Approximately 162 m away |
How to read these values: each number is a feature-proximity distance from the matched address. It does not establish a route, travel time, access, opening status, quality or suitability.
Showing both exact and rounded forms makes review faster. The rounded sentence reads naturally in a listing draft, while the exact value remains available to the agent, CRM administrator or content reviewer. A later edit can change the tone while preserving the underlying observation.
Give the agent useful controls
A practical CRM panel can present the returned feature groups as selectable facts. The agent chooses which observations suit the campaign, sees the resulting sentence immediately and opens the exact-distance preview when checking the wording.
A claims checker can review the draft before approval. It can flag phrases that turn a proximity measurement into a route estimate, add an unsupported judgement about a place or promise access to a feature. The correction is straightforward: return to the measured feature type, approximate distance and capture date.
The approval step belongs in the agent’s normal listing process. The agent confirms the address, checks that each selected feature still suits the campaign and reviews the complete advertisement under the agency’s publication process. The CRM then stores the approved copy with its source snapshot.
Use the wider snapshot when the campaign needs it
The same captured responses provide a broader set of selectable observations across transport, essentials, green space, coastal features and CBD proximity. A team can set preferred feature types for its templates while allowing an agent to choose the facts that suit an individual listing.
Keep the public sentence short. Three selected observations are enough for this example. The wider response remains useful inside the CRM as a fact library when a campaign needs a different emphasis or another channel version.
Reuse the evidence across the campaign
The accepted workflow uses six distinct HtAG operations across six requests and returns 15 rows. Geocoding returns ten address candidates, from which the exact match is selected. Each of the five address-feature operations returns one row. Operation count, request count, returned rows and billing remain separate measures.
Run the workflow after listing activation, then cache the accepted address identity and feature responses under the agency’s retention policy. The same reviewed snapshot can support the CRM record, listing-copy draft and internal approval screen. A planned refresh can create a new dated snapshot when the campaign calls for updated observations.
The public article and preview use only the fixed 2 October snapshot. Selecting a step, reviewing an exact distance or reading the table creates zero reader-time HtAG data requests and exposes no credentials.
Implementation appendix
The HtAG API documentation covers the six operations used in this workflow: GET /address/geocode, GET /address/transport, GET /address/essentials, GET /address/green-space, GET /address/coastal and GET /address/cbd-proximity.
